You see, you have to CREATE passive income before it starts to really have an impact on your financial situation. It takes time, energy and effort in order to get to that point of critical mass where your strategy will start to produce a sizeable income for you. Unfortunately, most people are too focussed on the first word, PASSIVE, and then think that nothing has to be done at all to profit. That is why there are so many schemes out there willing to literally take people’s money from them with the promise of riches abound without having to do anything at all.

Yesterday was a perfect example of this, as I found myself driving a 250 mile round trip to manage some of my property portfolio. With a new tenant in one house, I wanted to introduce myself and make a good first impression. After all, I see being a landlord as providing a service to a customer, and it’s important to build that relationship to encourage long-term success.

Without going into too much detail, there was a fair bit of work that needed doing, and rather than paying someone else, I decided it would be more financially worthwhile to complete the work myself (plus I am really starting to enjoy doing it!). There is obviously also going to be some cost involved, and this is what puts so many people off investing in rental property. However, with effective management these costs can be covered by the rental income.

So whilst I was having to pay out quite a bit of money on one property, a couple of short meetings later I received some very good news. In fact, I was given 2 significant PAY RAISES in the space of 1 HOUR! Most people are lucky to get 1 per year!

Am I saying this to impress you? No, of course not. But I want you to know that I have been doing this for less than 1 year and these were my 3^rd and 4^th pay rises in that time! If you take a little time to educate yourself then it becomes fairly simple. However, you do have to put the effort in at the start in order to build the passive income.

Do you need lots of money to start? No, of course not. In fact, it is easy to buy a rental property with positive cashflow without having to use any of your own money! (Interested? Email info@danstorey.com with your questions). Remember, leverage is the tool the rich use to get richer, and using OPM (Other People’s Money) is one of the simplest ways to begin!

If you haven’t found a way to create passive income yet… DO IT NOW! You WILL need to put some work in at the start, and I would personally run in the opposite direction of anyone who claims otherwise. However, once your strategy is making money for you, you will be able to manage your portfolio more in order to maximise your returns.

It is important therefore to choose a strategy that you will enjoy, as if you have to work at it early on, then doing something that you are not passionate about will quickly drain your energy. Personally I love the idea of property, both the buying and maintaining aspects, so that vehicle is perfect for me. The other method I use is network marketing, particularly Success University. The reason I like this method so much is because it is a very low risk and low cost system with huge potential for those involved. You can get involved for just £1 and have the potential to replace your income within a matter of months!

However, passive income is not for everyone! Some people like to work for 45 years and then retire on a pension that is nowhere near what they need, let alone would like! Personally, I don’t like the idea of eating catfood on crackers! If you don’t either, do yourself a favour and start something today that will help you to build a residual, passive income!

Well the answer is not easy. In fact, it is not something we are ever really made aware of, causing us to stumble around in life hoping that we come across it. At school, we are taught that the answer is to get good grades and then get a good job. However, what normally happens if you follow that route is that you end up working hard all your life until around 65, and then you end up with a pension that pays you 30% of what wasn’t enough in the first place!

So what is the answer? Well, check out the page about Financial Success for some more ideas, but the main principle is to support yourself with Multiple Streams of Income! The time of having a J.O.B. (Just Over Broke!) are gone, as downsizing and streamlining have taken away the concept of a job for life. People now have to start taking responsibility for their financial futures before it becomes to late.

Multiple streams of income can include a job, but the idea is to create enough PASSIVE INCOME so that you can cover your expenses, which means that barring exceptional circumstances, you never HAVE to work again. Imagine that, calling in well to your boss!

Where can passive income be found? The truth is it is everywhere. Right now, on this very page there are links and adverts highlighting ways that you can make money while you sleep. Personally, I prefer dealing in property and network marketing, although there are far more ways that constantly appear once you know what you are looking for!

Now I know what you are saying. Isn’t there risk involved with things like this… and the answer is Yes! However, people who ask this question fail to ask 2 vital other questions:

What is the potential REWARD against the risk?

What is the risk associated with not taking action?

See, the reward associated with Passive Income is often so great that it dwarfs the potential risk involved. To be able to join a network marketing often costs less than £100 but has the potential to make you a 6-figure salary after a couple of years of part time work! Does your job give you this potential for growth? Secondly, I think the real gamble is taken by people who people who do not take control of their financial success earlier in life, instead hoping that their pension fund will not be wiped out and leave them eating cat food on crackers! That to me is a bet I can’t afford to make!

Sunday saw Kalpesh Patel organise yet another Super Sunday for Success University, and this time, we had a very special guest. Surely this isn’t what life is supposed to be about? Well there is another way. It is possible to live a life where you have enough money to take care of all your needs as well as provide you with extra with which you can enjoy the finer things. Unfortunately, many people are so far down the slippery credit and loan path that this seems like a distant dream. They begin to lose touch on what is important and settle for a job that they don’t truly enjoy. Remember this key phrase:

You should always increase your income to meet your goals, rather than lower your goals to meet your income!

So what do most people do when they need more money? They either work longer hours or take a second JOB. Why is that word in capitals? Well it is actually an acronym, rather than a word, and it stand for Just Over Broke! People with jobs are usually less than 3 months away from being broke if they stopped working. Think about it, if you lost your 1 stream of income today, how long could you survive whilst maintaining your current lifestyle? For some of you that is a scary realisation!

So what is the answer? Two words… PASSIVE INCOME! I was introduced to this term only a couple of years ago and it blew my mind; the idea of getting paid but not having to work for it! If you haven’t done already, you need to read Robert Kiyosaki’s Rich Dad Poor Dad book, which clearly explains the different forms of passive income. Maybe you could have a business, a network marketing company, some positive Cashflow property or some dividend paying paper assets. Whatever your vehicle of choice, its something you should start today!

The problem with most of these options however is that wealth is accumulated exponentially! What does that mean? Well, in short it means that in the early stages, it can mean quite a bit of work with minimal results! This is enough to cause people to quit and give up. However, the beautiful thing about exponential results is that, after the critical mass point, your wealth will increase than any linear compensation model such as a wage or salary. The magic is that after a while, you can be earning as much with your part time business as you are with your full time job! The challenge therefore, is how do you stay with something long enough for it to generate the cash you require?

2 things to remember here! Firstly, get in touch with your WHY. What is your motivation for that extra money? Is it to provide a better life for you and your family? Is it to avoid the pain of falling short on your mortgage payments month after month? Is it because you are fed up with saying “I can’t afford that“? Whatever your reason, it needs to be clear and compelling enough to keep you taking action.

The second thing is COMMIFTMENT. Some of you are looking at that carefully and thinking “there is no ‘F’ in commitment!“ and you are absolutely right! For most people, they just give up, they are not committed enough to making it happen. You have to be prepared to work through the slow growth phase to get the results that the exponential section offers. Promise yourself that you will stay with whatever you have chosen long enough for it to pay you. Don’t just jump over to another plan and get involved in the same process again. This is the trap that most people fall into, and they only ever find themselves in the beginning of something as opposed to the part that really gets the results.

Your challenge today is to discover a method of increasing your income either as a business owner or investor. Choose something that you enjoy and then commit to make it work at it until it works for you! What happened? We all did as our teachers told us to! Most of us went to university and studied hard for our degrees! Some of us took that even further as we had Doctorates and PhD’s flying around! But I kept asking myself… where were the millionaires?

That is the problem with school, it doesn’t teach us how to get rich… it teaches us how to get a job! J… O… B… Any idea what that stands for? Just Over Broke! If you only read one book on personal development, read 7 Habits of Highly Effective People by Steven Covey. If you only read one book on becoming financially abundant, make it Rich Dad Poor Dad by Robert Kiyosaki (also available on audio programme!).

In that book, Kiyosaki describes his Rich Dad’s Cashflow Quadrant model. He tells us that most people work for money, whereas the rich have money working for them! How do they do this? They invest in and create businesses and then use that money to buy income producing ASSETS, as opposed to the LIABILITIES that poor people buy (and yes, it is turning into a rich OR poor society!). He also says that a job gets in the way of becoming rich!

If you haven’t begun your journey of financial abundance, take action NOW and get a copy of this book! Start using the language of the Rich… words such as ASSETS, CASHFLOW, and PASSIVE INCOME to name but a few! That last term, passive income, is probably the most challenging to get your head round… at least it was for me! The question I instantly asked was… “What do you mean? You don’t have to work for money?”

As you start to change your focus, new opportunities will arise for you. This is the Law of Attraction at work again! When I first discovered wealth building technologies, I was stunned as had never even realised that they existed. Now, I take them for granted as I see new resources and opportunities at every moment of the day. People even get in contact with me especially to share some of their ideas to see what my opinion is on them!

My challenge for you today is to find a secondary income for yourself that is on the right side of the Cashflow Quadrant. If you look carefully, there are at least 2 direct and 4 indirect methods on this page (hint… look at the links!). Find something that you are enjoy, can be passionate about, and ultimately has a system in place to enable you to make money through the ‘B’ quadrant!

RESULTS FOLLOW COMMITMENT!

This means that until you take action, no matter how small, the results will always be kept hidden from you! You have to take part in your own future, don’t just let each day pass and then complain about “the system” like so many others do! You are different, you take action, you get results! Don’t be the person who waits too long to see what will happen! Do your research, get some advice from someone who knows what they are talking about, then take IMMEDIATE MASSIVE ACTION! Remeber that people who give advice are not always talking from experience! Take your advice from someone who has been successful in the area you are looking at, rather than someone who say that “It’ll never work!”. Then, and most importantly, make your own decision (see video on other post for help with this!).

1.   Selling – Everyone needs to be a great sales person. We are constantly selling; products, ideas, ourselves. Sales create the income for EVERY business. Surely this comes higher in importance than calculus and trigonometry? When asked how to be more successful, even Robert Kiyosaki (www.richdad.com) advised an aspiring author to learn how to sell. Why? Because she wanted to be a best selling author! Read those words again… Best… SELLING… Author. Learn how to sell effectively and you can be successful in any field. There are many courses and books out there, just check out some of the reading recommendations for ideas on how to influence people more elegantly and effectively!

2.   Finance – Here is a simple formula for wealth: Spend less than you earn and invest the difference! Despite this, the majority of people I talk to have more month left at the end of the money than money at the end of the month. Very few people have been taught any sound financial information and now we are seeing debt crises everywhere! A rarely known fact is DEBT CAN MAKE YOU RICH… if you use it FOR you rather than against you. You should develop a plan to turn earned income into passive income, (and if you haven’t heard that term before then you need to discover it NOW!) and aim to get to a point where your investments are generating enough income for you to leave your J.O.B.. 3.   Relationships – How do you interact with the opposite sex? Take the time to learn about the female species or the male species, and particularly their differences. Anyone looking for success in an intimate relationship needs to read for a start Men Are From Mars, Women Are From Venus (www.marsvenus.com) by John Gray. Most men do not even know that there are 4 words that will make a woman weak at the knees (will be covered in an upcoming post!). Spend time learning how to be closer with your partner to vastly improve the quality of life, you will ultimately be spending a lot of time with this person, so you may as well make it bearable at the very least, and ideally hugely enjoyable!
